Took mold samples of basement subfloor. Recommended having subfloor and joist treated with anti microbial biocide and sand clean affected areas.

A visual inspection along with air and tape samples, humidity readings and an air quality test performed.

There were no visible signs of mold on the first or second level living areas. The attic was inspected and it was noted that there was water damage on the plywood around the chimney in the attic area. It was recommended to have this area inspected and repaired by a qualified contractor. Air samples were taken in the first level dining room and in the basement of the home. There was a more elevated reading in the basement sample which shows a need for correction of concerns in the basement and crawlspace area. A tape test was done on one location of the basement wall which showed a medium count of fungi which can be treated and cleaned. The basement and crawlspace area showed dampness and exposed soil with no moisture barriers in the basement or crawlspace and numerous cracks in both floor and walls. It was recommended to have cracks sealed in the crawlspace and basement foundation walls and the basement floor, an encapsulation liner placed over exposed soil in the crawlspace, debris removed from crawlspace, the subfloor and joist sprayed with a microbial cleaner in the basement and crawlspace and a sealed below floor drainage system should be placed under the basement floor to control ground water intrusion with an encapsulation liner over the basement walls after being treated with a microbial cleaner. It was also recommended to extend downspouts away from the home and make sure the landscaping slopes away from the foundation.

The Air Advice air samples were taken on the second level of the home and in the basement which checks six different categories in the air. This report showed a high level of particles and chemicals in the indoor air in the upper level suggesting that increased ventilation may be needed to remove pollutants from the air as well as a proper inspection, repair and cleaning of any issues with the HVAC system or duct work. Humidity readings were also taken on all levels of the home and were in normal range at the time of inspection. It was recommended to install an EZ Breathe Ventilation unit to perform daily air exchanges in the home to help remove harmful particles in the air.
